The general rule: foreigners cannot own land in the Philippines, but there are well-used legal paths to own a home.

Condominiums

Foreigners may own condominium units outright, as long as foreign ownership in the project stays within the 40% limit set by the Condominium Act. This is the most common route for overseas buyers.

Long-term lease

Land can be leased long-term, which suits house-and-lot scenarios where ownership of the land itself isn't possible.

Through a corporation

A Philippine corporation that is at least 60% Filipino-owned may own land. This must be structured genuinely and lawfully — anti-dummy rules are taken seriously.
